New look at Karl Fischer's glassy Upper East Side condo

Over the past year, a 21-story “affordable luxury” condo has been taking shape on East 96th Street between First and Second Avenues. With sales expected to get underway this spring, the developer, Wonder Works (partnering with Fimida Enterprises and Mink Development) has now dubbed the condo, Vitre (a French word for window), and unveiled a teaser site for the project.

'Affordable Luxury' Condos Coming to Yorkville

September 18th, 2016

Demolition of an existing parking garage on the property at 302 E. 96th St. near Second Avenue will begin next month and construction of the new condos will begin before the end of the year, pending approval from the city's Department of Buildings, she said. Wonder Works, which is developing the site along with Fimida Enterprises, Mink Development and Forbes Development, has gotten already approval for the demolition, according to the department's records. The project doesn't have a name yet, but it's possible that the condominium could begin taking tenants by 2018, Alexander said.

Brooklyn, NY According to Fimida Enterprises, it has purchased a four-story mixed-use building in Sunset Park next to the borough’s Industry City area, a 16-building, six million s/f complex on the waterfront. The 6,752 s/f building at 3918-3920 3rd Ave. between 39th and 40th Sts. features six residential apartments and two retail spaces. The sales price was $2 million. The seller was a long-term owner. Lenny Borshch and Augustine Pena of Berko and Associates represented Fimida and the seller in the off-market sale that closed August 10th. “This neighborhood is changing every day,” said Daniel Figotin, principal of Fimida. “The easy access to Manhattan, Industry City and all that has to offer makes this buy a great investment.”

Wonder Works Secures $57M in Financing for UES Residential Condo

A development team that includes Joseph Klaynberg’s Wonder Works Construction has secured more than $57 million in financing from commercial lenders CapitalSource and Terra Capital Partners for its 21-story condominium project at 302 East 96th Street, Commercial Observer has learned. The team, which also includes Daniel Minkowitz’s Mink Development and Daniel Figotin’s Fimida Enterprises, plans to develop a 48-unit luxury project on the site of a former garage that they bought less than a year ago for $24 million.

ARCHITECT Karl Fisher has been tapped to design a new Upper East Side condominium. Wonder Works picked the noted New York City architect to design its luxury 21-story building at 302 East 96th Street. “We hired Fischer because we want this building to reflect the ultimate high-end design to serve an underserved market with affordable luxury,” said Eric Brody, principal of Wonder Works. The development team includes a partnership with Daniel Figotin’s Fimida Enterprises, Daniel Minkowitz’s Mink Development and Forbes Development. “The project is going to stand out in this neighborhood where there is a high demand for new condo construction,” said Figotin.

21-Story Condominium Building Revealed At 302 East 96th Street, Upper East Side

In May, YIMBY reported on filings for a 21-story, 48-unit condominium building at 302 East 96th Street, on the northern edge of the Upper East Side. Now Curbed has a rendering of the mixed-use project, which is being developed by Wonder Works Construction, Fimida Enterprises and Mink Development. Amended in June, filings now show the building measuring 75,395 square feet, and a 2,185 square-foot retail portion is planned. Units will average 1,525 square feet, and Karl Fischer is designing. Demolition filings for the existing three-story parking structure were filed in April.

The purchase price was $24 million. The developers plan to build a 48-unit, 75,000 s/f tower on the site. It will be one of the Upper East Side’s newest ground-up luxury condos north of 86th street.

Fimida Enterprises has expanded its Brooklyn portfolio with the recent purchase of a mixed-use building at 672 6th Avenue in South Slope /Greenwood Heights. The 3,300 sq. ft. corner building, with a ground floor grocery market and two, three bedroom rental apartments above, sold for $890,000. The purchase is the fourth recent acquisition in Brooklyn by Fimida Enterprises, a New York-based investment and management company that secured the contract before the sellers’ broker fully marketed the site.
